Water heater repair & replacement

Tank and tankless. Repairs when they make sense, straight answers when they don’t, and same-day replacement when the tank has failed.

No hot water right now?

Call or text 503-888-3088 and send a photo of the unit and its label if you can. The label tells us the size, fuel type, and age, which is most of what we need to quote a replacement or bring the right parts for a repair.

Repair or replace? The honest version

A water heater’s realistic lifespan is roughly 8-12 years for a standard tank. Inside that window, many problems are worth fixing: a failed heating element, a bad thermocouple, a worn T&P valve. Past that window, or the moment the tank itself is leaking, repair money is wasted money, because the tank’s lining is gone and the next failure is already scheduled. We’ll tell you which side of that line you’re on, and why, before you decide anything.

What we handle

  • Tank replacements. Gas and electric, matched to your household’s actual usage, hauled-away old unit included.
  • Tankless conversions. Endless hot water and floor space back, with the venting and gas-line work done to code.
  • Repairs and maintenance. Elements, thermostats, valves, and tank flushes that extend a unit’s life.
  • Emergency replacement. When the tank has failed and you’re mopping the garage, we prioritize getting you back to hot water fast.
  • Code corrections. Expansion tanks, seismic strapping, T&P discharge piping, and the details a previous install may have skipped.

Common questions

How do I know how old my water heater is?

The manufacturer label on the tank has a serial number that encodes the manufacture date. Text us a photo of the label and we’ll decode it for you.

Is a tankless water heater worth it?

It depends on your situation, honestly. Tankless units cost more up front, especially if venting or the gas line needs upgrading, but they last longer, never run out of hot water, and free up floor space. For a household that regularly drains its tank, they’re a real upgrade; for light use, a quality tank is often the better value. We’ll walk through your actual usage before recommending either.

My water heater is leaking. What do I do right now?

Turn off its water supply (the valve on the cold line above the unit), and turn off power: the breaker for electric, or the gas control to “off” for gas. Then call us. If water is spreading, the main house shut-off stops everything while you wait.

Can you replace it the same day?

Often yes for standard tank swaps, depending on the schedule and having the right unit on hand. This is one of the jobs we prioritize because being without hot water is miserable. Call early in the day for the best odds.

Hot water problems don’t improve with age.

Text a photo of your unit’s label and we’ll tell you what you’re dealing with: repair, replace, and roughly what it takes.
